At Fora, we're redefining the workplace experience, and we're looking for a commercially-minded Senior Property Manager to take ownership of our growing portfolio of managed and leased buildings.

This is a newly created role with real impact, responsible for overseeing property performance, service charge governance, landlord partnerships, contractual compliance, and operational excellence across our portfolio. You'll work at the intersection of Property, Finance, Operations, Facilities and Asset Management, ensuring our buildings perform commercially while delivering an exceptional experience for our members.

What you'll be doing

  • Property & Partner Management
  • Own a portfolio of commercially managed properties.
  • Lead relationships with landlords, managing agents and management agreement partners.
  • Ensure contractual obligations, service standards and reporting requirements are met.
  • Support the mobilisation of new properties and continuous portfolio improvement.

Service Charge & Commercial Performance

  • Take ownership of service charge management across the portfolio.
  • Review, analyse and challenge landlord service charge budgets and reconciliations.
  • Develop and manage internal service charge models where Fora provides shared services.
  • Identify cost risks, efficiencies and opportunities for commercial improvement.

Financial Reporting & Governance

  • Partner with Finance teams on budgeting, forecasting and variance analysis.
  • Produce clear reporting on service charge performance, risks and trends.
  • Support quarterly business reviews and partner reporting.
  • Ensure robust governance, compliance and financial accuracy.

Stakeholder & Escalation Management

  • Act as the key escalation point for landlord-related issues.
  • Manage risks, resolutions and stakeholder communications.
  • Coordinate internal teams to deliver against partner commitments.
  • Build strong relationships across Operations, Facilities, Partnerships and Asset Management.

Member Experience

  • Ensure property management decisions support exceptional member experiences.
  • Champion operational excellence, service quality and continuous improvement across the portfolio.
  • Balance commercial performance with service delivery and workplace standards.

We're looking for:

  • Significant experience in commercial property management.
  • Strong expertise in service charge budgeting, analysis and reconciliation.
  • Experience working with landlords, managing agents, investors and asset managers.
  • Understanding of management agreements, leases and property obligations.
  • Strong financial acumen and confidence interpreting budgets and reporting.
  • Excellent stakeholder management and communication skills.
  • The ability to manage competing priorities and thrive in a fast-paced environment

Desirable

  • Experience within flexible workspace, serviced office, hospitality-led or multi-let commercial environments.
  • Experience producing board-level reports and quarterly business reviews.
  • Professional qualification such as RICS, IWFM, IRPM or equivalent.
