About ESR-REIT
ESR-REIT is a leading New Economy and future-ready Asia Pacific S-REIT. Listed on the Singapore Exchange Securities Trading Limited since 25 July 2006, ESR-REIT invests in quality income-producing industrial properties in key gateway markets.
As at 31 December 2025, ESR-REIT holds interests in a diversified portfolio of logistics properties, high-specifications industrial properties, business parks and general industrial properties with total assets of approximately S$5.9 billion. Its portfolio comprises 70 properties (excluding 48 Pandan Road held through a joint venture) located across the developed markets of Singapore (50 assets), Australia (18 assets) and Japan (2 assets), with a total gross floor area of approximately 2.4 million sqm, as well as investments in three property funds in Australia.
ESR-REIT has been assigned a ‘BBB’ rating with a ‘Stable’ outlook by Fitch Ratings, and is a constituent of the FTSE EPRA Nareit Global Real Estate Index, iEdge Singapore Next 50 Index, and iEdge Singapore Next 50 Liquidity Weighted Index.
ESR-REIT is managed by ESR-REIT Management (S) Limited (the “Manager”) and sponsored by ESR. The Manager is owned by ESR (99.0%) and Shanghai Summit Pte. Ltd. (1.0%), respectively.
Key Responsibilities
- Supervise the finance team in daily finance operations.
- Oversee the monthly closing of management accounts for the ESR-REIT group of entities and review the monthly management accounts including the analysis of variances in revenue/expenses and balance sheet items
- Review the monthly consolidated accounts of ESR REIT.
- Manage the cash flow to meet the needs of all operating entities within the ESR-REIT group of entities.
- Responsible for annual budgeting and quarterly forecasting.
- Responsible for income tax, withholding tax and GST reporting and compliance matters for the ESR-REIT group of entities.
- Responsible for the preparation/review of quarterly board papers and results announcements for release on the SGX-ST.
- Responsible for the review of annual statutory financial statements prepared in accordance with Singapore Financial Reporting Standards and applicable regulatory requirements.
- Review and submission of quarterly and annual returns of the REIT Manager to the Monetary Authority of Singapore.
- Establish (where required) and maintain appropriate internal control policies and procedures, and good corporate governance practices.
- Assist in the financial and tax due diligence and planning for potential new investments.
- Assist in the preparation/review of SGX announcements and unitholders’ circular including the preparation of proforma financial effects for proposed equity fund raising exercises and proposed acquisitions and mergers.
- Liaise with external parties such as Trustees, External and Internal Auditors, Legal and Tax Advisers and Unit Registrar for various matters.
- Co-ordinate with other departments such as Real Estate, Capital Markets, Investor Relations and Compliance for operational matters.
- Champion the responsible adoption of AI, automation and digital technologies while ensuring appropriate governance and controls.
- Report to the CFO on all finance-related matters and perform ad-hoc tasks assigned by the CFO and/or CEO from time to time.
Educational Qualifications:
- Bachelor's degree (or equivalent) in Accounting, Finance, or a related field
Experience:
- Minimum of 10 - 15 years of experience in accounting or finance roles
- REIT experience and/or experience in the management of overseas real estate investment is preferred
Skills:
- Proficiency in accounting software and financial systems
- Strong analytical and problem-solving skills
- Excellent communication and interpersonal skills
- Understanding of AI, automation and data analytics solutions and their practical application within finance and accounting functions
