About the role

About Buena

Buena (backed by GV) makes everything to do with property as simple and transparent as buying an ETF. Whether searching, buying or financing an apartment. We do this by taking over property management companies across Germany and turning them into technology companies. Over the past three years, with fewer than 25 full-time employees at HQ, we have become the third-largest property management company in Germany.

About the role

As Head of People Operations, you will build the operational HR foundation for our soon-to-be more than 1,000 employees at the Berlin HQ and our portfolio companies across Germany.

We grow monthly through acquisitions of property management companies. This brings together different contracts, data sets and ways of working. You will ensure that these become reliable HR processes that work with every further acquisition.

Your focus will be on Personio, correct employee data, standardised HR processes and handling concrete personnel and employment law cases. You will design the processes, implement them yourself and be responsible for ensuring they work in day-to-day practice. For dismissals, contract questions and conflicts, you are a competent sparring partner for our managing directors and senior managers, and you involve Legal or external legal advice where needed.

Leadership development, performance reviews and the design of salary bands and benefits lie with Operations and the responsible managers.

Your responsibilities
  • You are responsible for Personio and our employee data. Personio is already running across Germany. You develop the configuration, permissions and workflows further and ensure the data is complete, current and reliable.

  • You integrate new companies into our People Operations. You review existing data and processes, clarify discrepancies and transfer new portfolio companies into our systems and standards.

  • You build repeatable HR processes and implement them. From contract creation and onboarding through contract changes and promotions to offboarding, you define clear responsibilities, approvals and controls.

  • You support concrete employment law cases. You clarify the facts, advise our managing directors and senior managers on possible next steps, and manage implementation together with the responsible decision-makers and legal advisers.

  • You safeguard the quality of our payroll data. You ensure that relevant changes reach those responsible for payroll correctly and on time, and you clarify any discrepancies.

  • You improve the system behind the individual case. You turn recurring problems into better templates, clear processes and suitable automation. With operational reporting, you make data gaps, open items and integration progress visible.

You are a fit if you
  • have already taken on operational HR responsibility for several hundred employees, ideally across several companies or locations.

  • have built and introduced HR processes yourself and then been responsible for them in ongoing operations.

  • have independently configured Personio or a comparable HR system and are familiar with data migration, permissions, workflows and data quality.

  • bring solid knowledge of German employment law and practical experience with demanding personnel measures, particularly dismissals and conflict cases.

  • can recognise which cases you can handle independently and when you need to bring in legal support.

  • set clear priorities even with incomplete information and reliably steer matters through to completion.

  • have experience in a rapidly growing company, for example a VC-backed startup, a PE-backed company or a company with many acquisitions.

  • speak German at C2 level.

  • want to work on site at our Berlin office every day.

Your benefits
  • Career opportunities in one of the fastest-growing startups in Europe.

  • MacBook & Studio Display.

  • Attractive salary, including a €500 “Close-to-Office” bonus.

  • €110 meal allowance and €50 fitness allowance.

  • Books: Buena pays for every book you want to read.

  • Daily breakfast and speciality coffee in the office.

Why join now
  • You shape our operational HR foundation. You develop the systems and processes with which we reliably look after more than 1,000 employees and integrate further companies.

  • Your work has a direct impact across the entire portfolio. Better data, clear contract processes and properly handled personnel measures make everyday life easier for our companies.

  • We are growing fast with a small team. Over the last three years, with fewer than 25 full-time employees at HQ, we have become the third-largest property management company in Germany.

  • Those who deliver get responsibility. Our CEO was a Junior Product Manager three years ago, and our COO was Chief of Staff two years ago.

  • We are building Buena for the long term. The home ownership rate in Germany is far below the European average. We are changing that.
